What does “Family Style” mean?

Rosen & Company has always been a small family business. The primary office in Cleveland, Ohio has always been very small, with the employees either being direct family or having been associated with the company so long they're like family. This was the upbringing & education of Rosen & Company West's broker, Jay Rosen. “Family Style to me means that despite our relationship as independent contractors, we all work together to the greater good.” says Jay.

 

Family Style also means that the company is structured like a family, and the leadership of the family is both protective and supportive of the individuals and the whole at the same time. Just as each child in your family is raised both as an individual and as a member of a collective group, Jay Rosen, leader of the Rosen & Company Family, strives to create an environment where each family member can grow as a supported individual, but with the collective strength of the entire organization.

 

This happens only when the family patron has a deep knowledge understanding of the skills, talents and personality of each part of the family so that he can bring all the family together to help support the needs of the individual. This sense of cooperation towards individual growth, in turn creates benefit and opportunity for the entire group. “Your Mom & Dad's job when raising you to be a responsible, honorable and successful adult was to foster independence and encourage growth in you while providing a safe and supported environment in which to live. A Broker's job description fits perfectly into that definition too” , says Jay. For this reason, Rosen & Company will ALWAYS be small, never having more than 100 siblings.

Who's your broker & why is that relationship is important?

Your broker is not only responsible for you, but responsible to you. Your broker is your leader in the real estate industry. When you have questions, when you have problems, when you need direction or to be set on the right track towards success and acceptable practices, you turn to your broker. Your broker is the person whose job it is to answer the questions, help you solve the problems and give you the right direction for your career needs.

 

When choosing your broker, it is important to keep these things in mind and make sure you get the service and attention you need and deserve. It is vitally important to be comfortable approaching your broker with problems, because the sooner you do, the easier it is for you both to collectively navigate them. Keep in mind though, your broker is only human and does not have all the answers you need. This human limitation makes it his/her responsibility to have the resources and the network to get the assistance and answers you need. With this in mind, it is important that your broker not be so arrogant that he/she cannot ask for help him/herself.

 

Everything about Broker, Jay Rosen's upbringing and adult life points to the broker described above. With his own experience as a licensee and/or broker since 1992, coupled with the resources of his father (broker since 1954) and his mother (20 year agent), not to mention sister, cousins and other family, Jay has a wealth of information and experience at his fingertips. In addition, he has been a fixture in the local Las Vegas real estate education and brokerage scene since 2001, with all the relationships and experiences that come with that. His management style is a natural outgrowth of his family's experience in business and his own experience as a very involved and committed husband father of three.

 

While life experience and family brought him the knowledge base and network for real estate, Jay is also a professionally degreed and experienced educator, having taught in both a high school environment and also in adult education. He spent 4 years writing and presenting real estate curricula (pre-licensing, property management and CE), still teaches CE classes and sits on the school board of a local public charter school.

Leads Leads, Leads, Leads....Should I hang my hat here?

How many other brokers, brokerages and teams are offering you leads as an incentive for joining their organization? Do they tell you how “exclusive” or “qualified” their leads are? How many of these organizations ask you to pay up front for these leads?

 

Here's the truth! Unless the leads are coming from YOUR sphere if influence, the leads SUCK!!! If you work 70 leads and get one deal, that's a blessing. Here's why....leads are generally developed from some sort of marketing or advertising, mostly from the Internet. The nature of these leads has two main factors; 1) there is no actual relationship between the lead generator and the lead (& certainly not with you), and 2) the lead, in answering the ad or finding the link on a search engine, has likely made the same inquiry with multiples of other organizations. The competition for the lead's business is heady and fierce. Your likelihood of closing a deal this way is usually around 1-3%. No matter what they tell you, this is the reality of leads.

 

Because the nature of such leads is so precarious, they are generally a waste of money to purchase up front. However, a lead generator that has faith in the quality of their leads will make significantly more money by taking a fair referral from each closed deal from their leads. The bottom line is if they ask you to pay for each lead, the likely quality is not good. If they give you the lead and expect a referral fee from a closing, you've got a good source of income.....

 

With that being said and no false expectations, Rosen & Company West has an incredible relationship with a top real estate web site that generates hundreds of leads and has created profitable deals for several R&CW agents. The leads are free, but any closed deal from a lead has a 40% fee to the company. The leads program should NEVER be considered the “bread & butter” of your career, but it can certainly help improve your referral base and fill your pipeline while you grow your own sphere of influence in our market. A not so simple equation for success is this....Education + Support + Drive = Success. Rosen & Company West is so very proud to offer you education and support, the third component of the equation, drive, is up to you.

 

All Rosen & Company family are encouraged and motivated to have educational experiences regularly throughout their career that go way beyond the state requirement of 24 hours every two years. The requirement is to attend two educational events from a very broad range of categories every calendar month. These event fall into three basic areas; 1) improving education, 2) reducing risk and 3) improving your network. This program is in place to improve and motivate you to sell more properties and be more successful. The value of these events goes way beyond the instructor presentation into the benefits of participation in a shared experience with either your real estate or business peers. The benefits of being part of the shared event brings you valuable ideas, protects you from serious problems and broadens your network of supporters and problem solvers.

How can Rosen & Company West claim 91 years in the business?

In 1917, Gus Rosen set up shop in Cleveland, Ohio as an Auctioneer. In 1923 he was joined by his brother Ralph. By the early 30's The Rosen brothers had built such an honorable reputation that they were appointed the official auctioneers for the 6th district Federal Bankruptcy court and were the favorite auctioneers for many attorneys and accountants throughout the Midwest. In the mid-30's the demand for Rosen auction services was so strong that Ralph Rosen moved to Buffalo, New York and began operating there.

 

During the war, Ralph Rosen developed a friendship with US Secretary of War, Dean Atcheson and when the troops came home and the military needed to shrink, Secretary Atcheson told Ralph that if he set up an office in the southwest, he would direct much of the Air Force surplus to him to liquidate. Ralph's nephew, Irving was up to the task and moved his family from Buffalo, New York to Dallas, Texas. In 1954, Irv's brother Stanley joined him in Dallas and in 1966, after Ralph died, Stanley took over the Cleveland operation (Buffalo was closed). He added an official focus on real estate sales and consulting to the business and operated successfully for 40 years before retiring to Las Vegas in 2006.

 

Today, Stanley's daughter Sheila has taken over Rosen & Company in Cleveland, in 2001, youngest son, Jay moved his family west and in 2006 established Rosen & Company West in Las Vegas. Mike Rosen (Irving's son) operates what is now called Rosen Systems in Dallas (which has expanded to three offices in the southeast). Truly a family enterprise, these three independent family organizations all claim the Rosen legacy and all participate in the Rosen dream of superior service to buyers and sellers.

What's the 100% commission catch?

Of course no business can operate without income, so the catch to 100% commission is that the costs of doing business as a Rosen family member has been standardized to reflect the value of the services rendered.

 

The idea behind the 100% commission business plan is that the services of the brokerage do not vary significantly today with increase or decrease in the value of a property, therefore it seems reasonable the cost to the agent should not vary either. At Rosen & Company West, the family sales agent pays the broker for his services in supervising, reviewing and being responsible for the transaction. The actual fee structure is somewhat complex and even confusing to some, but the bottom line is that the average transaction costs the Rosen family member between $2-300.

 

While certainly not the cheapest brokerage in town, Rosen & Company West is far from expensive when compared with the service, attention and participation of the family in your drive to success. One core philosophy of Broker, Jay Rosen used in creating the Rosen & Company West business model is that it is wrong to take money from people who do not have money. For this reason, there is no monthly fee to be a family member, and the annual fee of $300 (which works to $25/month) is not due until the agent closes their first transaction of the calendar year.
